Success Stories << Back Major U.S. City (Public Sector) Urban Hospital Redevelopment Challenge: In the summer of 2004, Allegro was engaged by a major U.S. city to complete a reuse study of the entire eight-acre vacated hospital site. The Allegro study was oriented as a market based approach to identify a redevelopment strategy that would (1) enhance the neighborhood and spur revitalization, (2) support and strengthen nearby institutions, and (3) generate high quality jobs and tax revenues for the City. Specifically, the City identified the following goals to guide any proposed redevelopment:
Solution: The Allegro study recommended a mixed-use redevelopment strategy that would fill real estate market gaps in the neighborhood and leverage existing services in the adjacent area, while maintaining the legacy of the health-oriented institutions at the site. The primary component consists of market rate housing product designed to foster inter-generational living where older adults (aged 50+ years) and younger adults can live and have access to like-oriented services. The Allegro study received valuable input and guidance from a local Steering Committee consisting of community leaders and local citizens. |
